Landlords Certificate

This takes the form of a Periodic Inspection so its purpose is to check the safety of the electrical installation in a property that a landlord would like to rent out

Legislation now in force requires that a landlord or managing agent shall ensure that electrical equipment and the wiring system supplying it shall be in a safe condition. The Landlord and Tenant Act 1985 states that a Landlord is responsible "to keep in repair and proper working order the installations in the dwelling house for the supply of water, gas and electricity...."

One of our fully qualified electricians will attend your property or properties when convenient for you and your tenant(s) and carry out 100% testing. An NICEIC certificate will then be sent to you for your records once all the testing has been carried out and should any of your testing fail then a recommendation sheet and no obligation quote will also be sent to you.

Homebuyers/Pre-Purchase Certificate

This can also take the form of a Periodic Inspection, which we will carry out 100% testing on the electrical system of the property you are looking at buying. We can also carry out a more basic visual inspection if you feel that is all you require.

We would always advise people to have one of the two before purchasing a property as its best to know the state of the electrical system before you move in, as moving is an expensive time as it is and you don’t want any nasty surprises. Look at it as the same you would a general survey on the property but this way you are looking that little bit closer at the electrical condition of your future home.

Upon completion of testing an NICEIC certificate will be issued to you and sent to you for your records. Should anything fail then we will let you know on your NICEIC certificate why it has failed and issue a recommendation sheet and include a free no obligation quote for your consideration.

Periodic Inspection Report

This type of testing report can also be referred to as a PIR, Fixed Wire Testing or an EIT and can be carried out in a home or business premises.

A periodic inspection will show the condition of the electrical wiring in a property and checks the safety of the electrical installation. This type of electrical testing is usually carried out every five years in a commercial building, however this does depend on the age and condition of the installation that is being tested.

One of our fully qualified electricians will attend your property when convenient for you and carry out 100% testing. Once our electrician has carried out all the testing an NICEIC certificate will be issued to you as soon as possible and if necessary include a recommendation sheet and no obligation quote.

PAT Testing

You may have heard this type of testing referred to as portable appliance testing. PAT testing is a vital part of your Health and Safety requirements and is a form of electrical safety testing to establish how safe the electrical items you use on a day to day basis. This can be anything from a computer, kettle or fan in your workplace or home.

The Health and Safety at Work Act 1974 puts the duty of care upon both the employer and the employee to ensure the safety of all persons using the work premises, this also includes the self employed. There is are no absolute rules regarding how often an item of electrical equipment should be tested but HSE Guidance Notes advise “regular testing” which is generally interpreted as annual testing. This of course does depend on a number of different factors such as the age and type of equipment. We can advise you should you have any queries that you may have on your PAT testing requirements.
